Who it is for

Every tenant pays for the electricity they charged.

The charging current runs off the building supply, and the service charge statement needs one figure per parking space.

The building

Every parking space belongs to a tenancy

The wallboxes in the car park hang off one shared building supply.

Each parking space belongs to a flat, each flat to a tenancy.

Tenants move in, tenants move out, spaces change hands.

The monthly statement has to follow all of that.

What it takes today is one figure per parking space, and that is the figure nobody has.

Service charges

The attribution is missing in three places

All three end up with the owner.

  • One supply, one figure

Every wallbox sits behind the same meter. The building invoice ends in a single amount.

  • The change of tenant

The previous tenant moves out at the end of the month. Their card keeps working until somebody blocks it.

  • The service charge statement

Charging fits no apportionment key. Matching kilowatt hours to a space is done by hand.

Cards per tenant

Every kilowatt hour gets a name on it

Card, meter reading and monthly view belong together.

In practice

From move-in to statement it takes four steps

They repeat with every tenancy.

  1. 01

    Hand out the card

The new tenant receives a card, released for the charge points of the building.

  2. 02

    Charge

The wallbox asks CPIM and releases the socket for that card.

  3. 03

    Record

Start, end and meter readings of every session are written down.

  4. 04

    End of month

The figures per card leave as a spreadsheet for the accounts department.

What you see

A change of tenant takes a minute

Matching a card to a tenant is the whole of the upkeep.

List of people with their charge cards and permissions
One card per tenant, shown with sample data.
  • Permission for the car park

The charge points of one building form a charging group. Permissions apply to the group.

  • A handover without rework

Add the new card, block the old one, done. Earlier sessions stay with the tenant who ran them.

  • Figures from the station

Start and end readings are reported by the wallbox. They are the basis for your billing.

Terms worth knowing

How many spaces should charge?

One line about the size of the building is enough for a first answer. A car park still at the planning stage can be costed too.
